If you let property in the UK, you already know the paperwork never stops. Gas safety records come round every year. Electrical reports, Energy Performance Certificates, smoke and carbon monoxide alarms, licences and insurance all have their own dates. Then there's everything that has to happen at the start of a tenancy: protecting the deposit, serving the prescribed information, giving the tenant the current How to Rent guide, carrying out Right to Rent checks and serving the right certificates.

A certificate tracker that does the remembering. Gas safety, EICR, EPC, smoke and CO alarms, licences and insurance are all tracked with a simple red, amber and green status. LetThread sends reminders at 60, 30 and 7 days before expiry, and again if something goes overdue, so renewals get booked in good time rather than at the last minute.

AI that reads your certificates. Upload a certificate and LetThread reads the certificate type and expiry date for you, which cuts out manual typing and the mistakes that come with it.

Compliance scores and a compliance pack. Each property gets a compliance score, and so does your whole portfolio. When you need to show your position to an owner, a lender or anyone else, you can produce a compliance pack PDF in moments.

A tenancy start checklist with dated evidence. Deposit protection, prescribed information, the How to Rent guide, Right to Rent and certificates served are each recorded with the date they were done. If you're ever asked to prove it, the record is there.

A repairs and hazards log. Issues are logged, tracked and kept on file, so you have a clear history of what was reported and what was done about it.

A tenant portal. Tenants get a simple way to raise issues, which keeps communication in one place instead of spread across texts and phone calls.

Team roles and an audit trail. Agents and larger landlords can give staff the right level of access, and every important action is recorded, so you always know who did what and when.
